WHAT DURATION TO CHOOSE?

There is no ideal duration. The average duration of a mortgage loan is between 10 and 25 years. How to choose the duration that suits you? Here's what you need to consider:

  1. Your age
    The choice of duration depends on your age. Want to be done paying in 15 years because your kids are going to college? In this case, prefer a duration of 15 years.

  2. Your income
    Your total monthly payments must be less than 40% of your monthly net family income.

  3. Your method of reimbursement
    Each payment consists of a capital part and an interest part. This report depends on your reimbursement method. The most common formula is constant monthly amortization.

  4. Your interest rate
    The choice of duration is also a function of the fixed or variable interest rate.
